COWETA COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Laurie Hilgenberg a/k/a Laura Frances Hilgenberg to Synovus Mortgage Corp. dated 12/21/2000 and recorded in Deed Book 1599 Page 226 and re-recorded at Deed Book 1605 Page 238, Coweta County, Georgia records; as last transferred to or acquired by JPMorgan Chase Bank, National Association sbm Chase Home Finance LLC, conveying the after-described property to secure a Note in the original principal amount of $ 50,000.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Coweta County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on April 05, 2016 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: All that tract or parcel of land lying being and situated in Land Lot 92 of the 4th Land District of Coweta County, Georgia being three acre’s according to a plat of survey for Laura Frances Hilgenberg by W.W. Flowers, Jr. recorded in Plat Book 72. Page 161, in the Office of the Clerk of the Superior Court of Coweta County, Georgia said property being more particularly described as follows: To find the true point of beginning, begin at an iron pipe set on the Southern Boundary of the right of way of Mt. Carmel Road said point being the North Eastern corner of the property now or formerly belonging to Jerry D. Beckom according to a plat recorded in Plat Book 23 Page 1 as shown by the Plat prepared for Russell V. Castelletti recorded at Plat Book 62 Page 149 Coweta County Records: thence run South 77 degrees, 51 minutes, 14 seconds East a distance of 138.53 feet along the Southern right of way of Mt. Carmel Road; thence run South 87 degrees, 19 minutes, 07 seconds East a distance of 81.47 feet along the Southern right of way of Mt. Carmel Road to an iron pin set: thence run South 35 degrees, 38 minutes, 12 seconds West a distance of 181.99 feet to an iron; thence run South 57 degrees, 19 minutes, 15 seconds West a distance of 703.61 feet to an iron located on the Southern boundary line of Land Lot 92; thence run South 89 degrees, 52 minutes 52 seconds West a distance of 43.63 feet to an iron pin found; thence run North 22 degrees, 50 minutes, 37 seconds West a distance of 59.17 feet to an iron; thence run North 17 degrees, 30 minutes, 00 seconds East a distance of 111.25 feet to an iron; thence run North 61 degrees, 48 minutes, 50 seconds East a distance of 197 feet to an iron; thence run North 78 degrees, 15 minutes, 30 seconds East a distance of 60 feet to an iron; thence run North 36 degrees, 32 minutes, 45 seconds East a distance of 138.26 feet to an iron; thence run North 47 degrees, 23 minutes, 12 seconds East a distance of 271.62 feet to an iron located on the Southern right of way of Mt. Cannel Road and the point of beginning. Said property is a portion of the properly purchased by Christopher T. Hilgenberg and Laurie L, Hilgenberg from Russell V. Castelletti by warranty deed dated June 4, 1996 recorded in Deed Book 1031 Page 472 in the Office of the Clerk of the Superior Court of Coweta County, Georgia. Together with that certain housing unit which was formerly personalty but is now permanently annexed and affixed to the above described land as a permanent improvement and which is the subject of Georgia Motor and all rights thereunto appertaining.” Vehicle Certificate of Title No. 33474238 & 33504826, and all rights thereto appertaining. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given). Said property is commonly known as 1720 Mount Carmel Road, Newnan, GA 30263 together with all fixtures and personal property attached to and constituting a part of said property, if any.
